1. Do Your Research Beforehand

Before stepping foot inside, research the area. Look at local transport links, schools, shops, and amenities. A great house in the wrong location may not be the right move for you.


2. Check the Exterior Carefully

First impressions count –  but don’t just admire the front door. Look for signs of damp, cracks in the walls, missing roof tiles, or guttering issues. External problems can be expensive to fix later.


3. The Basics Inside

When inside the property, ask about the basics. How old is the boiler? Is everything working? Ask to open built in cupboards to see how big they are.  You’re not just buying the aesthetics, you need to know everything works properly. Although thorough checks will be done at survey stage.


4. Ask About Running Costs

Council tax bands, utility bills, and energy performance ratings all add up. A lot of information should be on the property details. Ask the seller or estate agent what the typical monthly costs are so you can budget realistically.


5. Take Notes and Photos

When you’re viewing several homes, it’s easy to forget the details. Take photos (with permission) and jot down your thoughts straight after the viewing. Later, when you’re comparing properties, these notes will be invaluable.


6. Don’t Be Afraid to Ask Questions

Ask whether the property has had any recent repairs, and if there’s been any issues like flooding or subsidence. The more you know now, the fewer surprises later.


7. View the Property More Than Once

Always aim to visit the property at least twice, ideally at different times of day. A quiet street at 11am might be noisy at school run time or busy in the evening. Visiting more than once gives you a fuller picture of the home and neighbourhood.
